Knowing what you are starting with
The first thing to pin down is what the landlord has already done. A Cat A space comes with the basics already in place: raised floors, ceilings, the core services. You fit it out from there. A bare shell needs all of that building first, which is more time and more budget. Sorting this out early changes the whole plan, so it is the first question we ask.
From there it is about how you actually work. Open plan is cheaper to build and easier to change later, which is why most offices lean that way, though private rooms and quiet space still earn their place. Meeting rooms now do several jobs rather than sitting empty between bookings. If you run hot desks because the office is half-remote on any given day, you need fewer desks and more of the right shared space. We plan the layout around how your team uses a day, not around a generic floor plate.
From drawings to handover
Once the layout is agreed we handle the build: partitions, flooring, lighting, power and data, decoration, and the furniture going in at the end. You get a programme with real dates so you know when you can move in, and we keep the trades in the right order so nothing gets done twice.
